The Conservationist: Developed specifically for this project, Williams FIVE is equipped with an energy use Monitor that is the first of its kind in the country.
• The Conservationist is a touch pad monitor that is directly wired to the water, electric, and gas meters that supply energy to the home.
• The Conservationist will display in real time, and real dollars, the energy consumed by the home. No longer is the meter an unknown entity that is outside, underground, or remotely located. All of the information is now in your kitchen, at eye level. Turn off a light, adjust the thermostat, or turn off the tub, and see the savings appear on the Conservationist.
• The information on the monitor is tied directly to the customers billing cycle. You will see the daily use, as well as your cumulative monthly use, for all three utilities.

Natural lighting designed for the Pacific Northwest:
• Windows extend to ceiling to bring natural light deeper into the space than typical header windows.
• Windows are located adjacent to perpendicular interior walls to reflect light around interiors thereby lessening glare.
• Abundant natural light eliminates the need for electric lighting from dawn until dusk.
• Grate floor in the residential unit allows natural light farther into the ground floor.

Energy conserving heating and plumbing.
• The southern orientation of the residential units allows the sun to warm the spaces in the spring, fall and winter.
• The stack effect, concrete floors and an open grate floor: Concrete on the ground floor stores heat from the sun and returns it up through the open grate floor to the entire unit as the outside temperature drops.
• Massive walls of sliding glass and 3’ x 5’ operable windows provide enough cross ventilation to eliminate the need for air conditioning.
• The Heating (and cooling) is provided by a high efficiency heat pump for each unit. The heat pumps are powered by electricity rather than gas, a non-renewable resource. Electricity can be generated by renewable resources such as wind and sunlight, providing an option for the homeowner to purchase energy that doesn’t produce carbon emissions and won’t run out.
• Energy star rated appliances are used throughout.
• Dual flush toilets are used in all residential spaces.

• Renewable resources such as wood siding were used whenever possible.
• High grade cedar siding: Beautiful, free of knots, will last for many years to come with minimal maintenance, and it’s renewable.
• Solid Oak kitchen counters and upper shelving.
• No formaldehyde maple plywood is used for all cabinetry.
• J&J Commercial broad loom carpet on upper floors. 20% pre-consumer recycled content: 10% post-consumer recycled content. Third-party certified as “Green Label Plus” by the Carpet and Rug Institute.
• Low / No VOC (volatile organic compound) paints and finishes are used throughout to ensure healthy indoor air quality.
